5 common garage door problems and how to fix them

A Round Rock homeowner's guide to what actually goes wrong with garage doors — what you can safely handle yourself, and the one job you should never attempt.

1. Broken or worn springs

If your garage door won't lift or feels unusually heavy, the culprit is likely a broken torsion or extension spring. This is the one on the list that is not a DIY job: springs are under extreme tension and can cause serious injury. Call a professional — spring replacement is usually a same-day fix.

2. Misaligned or blocked sensors

Door refuses to close, or closes then reverses? Check the two small safety sensors near the floor on either side of the opening. Wipe both lenses clean, clear away leaves or cobwebs, and make sure the sensors point squarely at each other. If the indicator lights still blink after that, the wiring or alignment needs a professional look.

3. Noisy or grinding operation

Most squeaks disappear with proper lubrication of hinges and springs, done to DASMA service guidelines (rollers do not need lubrication, and WD-40 makes things worse). Persistent grinding is different: it usually means worn bearings or damaged tracks, and running the door that way makes it worse. That's the point to book an inspection.

4. Faulty garage door opener

If the motor runs but the door doesn't move, the opener's internal gears or travel limits may need adjustment. Newer smart openers include diagnostic lights and app alerts that narrow it down. Sometimes it's a repair, sometimes a worn-out unit — we'll tell you honestly which.

5. Weather seal damage

Central Texas heat swings and storms chew through bottom seals faster than most climates. A cracked or flattened seal lets in pests, moisture, and hot air. Replacement is quick and cheap, and it noticeably improves your garage's temperature and cleanliness.
